Timing your submission to the Multiple Listing Service (MLS)

MLS is a database of listings available in a specific area. Buying agents customarily send clients automated emails containing active MLS listings on Fridays, so it helps to list your home on the MLS right before these emails get sent so that your listing will be one of the most recent additions to the database. Buyers tend to be highly motivated to check out the newest listings, as opposed to stale listings, in any market.

According to The Balance, the best time to post listings on the MLS is 12:01 a.m. on a given Friday. Your agent can also create your listing with private status and schedule for it to go live at 12:01 a.m. on Friday. Your listing will then appear as a new listing to buyers who browse on a Friday morning. Of course, you can still list homes on other days and still close a sale.

How to know it’s the right time to sell your home

You should also take your personal and professional circumstances into consideration when timing the sale of your home. Depending on your reasons for selling, you may need to list your home as soon as possible, as with a divorce, work relocation, or death in the family.

On the flip side, you may also decide to bide your time in listing the property. This will give you sufficient time to make home improvements or find a new home to move into. In short, you should sell when you’re ready.
